More condos are in the works along Atlanta’s Beltline, this time near Grant Park.
Developers are planning a 400-unit complex with ground-level retail in a light industrial area that’s now home to a bakery, said Arthur Cohen, a partner with development company E Group.
The proposal shows the continuing appeal of the Beltline to developers, even though the loop of transit, trails and parks won’t be complete for several decades.
Michael Dinerman, another E Group partner, said the project will be designed in a way that fits into the neighborhood.
“We want to help the neighborhood grow responsibly, so the Beltline at the end of the day can be called a model for intown growth,” he said.
The property sits between Grant and Hill streets just north of the Beltline tracks. The developers purchased the Flowers Bakery earlier this year and plan to tear it down after the bakery closes next spring.
Thomasville-based Flowers Foods announced in May it was closing the bakery, which employs 96 people, after losing a key customer.
The residential units will be between 900 and 1,300 square feet, with one- and two-bedroom units available, said Cohen. Many details remain to be worked out, including prices and what kind of amenities will be offered, he said.
The developers say the area is ripe for an infusion of new housing because of its proximity to the Beltline as well as Grant Park, one of the city’s largest green spaces.
The developers are seeking to rezone property now designated industrial to allow for housing.
Pending rezoning approval, construction could begin in fall 2008, Cohen said.
